Unfortunately when it comes to charging for EPC’s we are divided between keeping a simple pricing structure and providing value for money. Many assessors will simply charge by floor area subject to a minimum fee. This certainly makes for a simple fee structure but we believe this doesn’t always provide value for money and have formulated the following pricing structure:

Three Zones or less...£125.00

Additional Zones...£12.00

Re-assessments...£85.00 (from)

Lodgement Fees...£40.12

On-site Measurement...£30.00 (+ £2.50 per zone)

The zone is the basic unit into which the assessors work is divided. Regardless of the size of the zone, data needs to be collected and processed for each one, this includes the data we have covered under ‘What Affects An EPC?’.

The principal of zoning is likely too complicated to adequately cover in a few paragraphs, however generally speaking but with some exceptions, a zone is an area with common usage, Lighting and heating.

A Retail unit for example, with a shop area, staff room, toilet and a stock room would likely represent 4 zones. Whilst in many cases the number of zones does closely relate to the number of rooms in a property, zones shouldn’t be confused with rooms.

Several adjacent rooms that are used for the same purposes can be usually be merged into one zone, so long as they have common lighting and heating types within them. and a single room that has two or more distinct uses, lighting or heating systems will be divided into two or more zones.

Clearly zoning a property may become complicated in complex buildings, the pricing above is intended only as a guideline and quotes should be sought from the assessor prior to giving any instruction to proceed with a survey.
