Choosing the wrong size property isn’t easily put right.

Be aware of your size requirements. The majority of letting agents still use the imperial system (Sq. ft) but should be able to provide information in both imperial and metric systems if you require it.

Make sure that measurements are taken using the same conventions when comparing different properties. Generally speaking measurements should be given using Gross Internal Area (GIA), but it isn’t uncommon to see sizes estimated. Check what sizes relate to, some agents will group different types of accommodation (such as workshop, mezzanine and offices), others will quote them individually.

Consider the length and width of the building your business will need, if the shape of your premises isn’t optimal you may well be renting space you don’t need. It can be helpful to sketch a scale plan of a premises and the items that will go into it. Sketch these items separately and cut them out to try different layouts.

Before deciding on a property, check the dimensions yourself, include for any additional yard or forecourt areas as well as access heights for doorways and headroom within the premises.
