Facilities will vary from property to property, these may include offices, additional storage, mezzanine floors, disabled facilities, security systems, low cost lighting, electrically operated doors, forecourts, yards and security fencing.

The presence of such facilities will probably be reflected in the rent and will need to be maintained by you, some may increase the rateable value of the property, make sure you require these facilities. If a property does not have the facilities your business requires, you could ask the landlord to provide them, but you may have to agree to something in return. If you have to provide the facilities yourself, you may need permission from your landlord first and you will usually have to remove them at the end of your tenancy.

Consider the parking facilities for you, your staff, your customers and your suppliers, popular properties are usually located in busy areas where on street parking is not always guaranteed. Make sure that goods vehicles can be loaded and unloaded on the premises, as it is an offence to do this on the highway. Take note of any problems that you may encounter as a result of localised parking, once you have short listed a property, visit it a few times at different times of the day so you can assess any access problems.
